Room Rates

Room rates are based on two adults sharing a double or twin room

- There is a supplement for single occupancy of a double or twin room (normally £20 per night)

Rates include full breakfast (except Room-Only Special Offer)s and all facilities

When breakfast has been selected, a cooked breakfast is only available between 8:30 and 9:00 a.m.

At other times, a packed lunch or early continental-style breakfast may be offered but we need 24 hours notice.

Booking and Cancellation Policy

Deposits are non-refundable

One night's payment as deposit secures your accommodation in advance

Cancellation with less than 2 day's notice will be charged at the full rate for the room

Bookings made by email are considered binding, as are phone, online, postal or personal applications

Online bookings and cancellations (only) are governed by Eviivo Ltd Terms and Conditions

In cases of conflict, in respect of online bookings only, Eviivo Ltd Terms and Conditions take precedence

The person making the booking must be over 18 and have authority to act for the persons requiring accommodation

Aaran House is a guest house and we reserve the right to not accept or to cancel bookings according to circumstance

If we have to cancel your booking, we will try to find equivalent accommodation close by or refund your deposit

We will not accept liability for additional costs you may incur, (for example travel, loss of salary or insurance)

We advise you to take out insurance to cover your losses in the event you or we have to cancel your booking.

Check-in, check-out, general restrictions

Telephone calls are accepted between 10 am and 10 pm

Calls made outside these hours will not be accepted

Check-out is by 10 a.m : Check-in is after 2 p.m.

Guests staying later than 10 a.m. may be asked to pay for an extra day's stay.

We can prepare your room earlier, if required, by prior arrangement but this depends on previous guests departure

We can accommodate drop-off of luggage at other times, by arrangement

During their stay, guests can enter and leave without restriction on hours, providing other guests will not be disturbed

Please note, while we do have BT Openzone Wifi, we do not guarantee good reception and we do not sell vouchers

Sorry, we have no facilities for severely disabled persons, children under 5 years, or pets

Aaran House operates a strict non-smoking policy for your comfort and safety

Left property is kept for 3 weeks then disposed of. Guests may pay to have their left property forwarded to them.

No-smoking Policy - Strictly enforced

Please note:

Smoking in public areas is a criminal offence and may result in prosecution. Smoking out of the windows is not permitted.

Tampering with smoke detectors or other safety equipment is a criminal offence and may result in prosecution.

Any damage or fire resulting from smoking on our premises cannot be covered by our business or contents insurance

and you may be held personally liable for all costs, including any private actions brought by fellow guests.

Any guest caught smoking on the premises will be asked to leave immediately at full booking cost and without refund.

All guests are deemed to have read and accepted these Terms and Conditions when the booking is made.

Contractors, Condor Passengers, "Early" breakfasts

Contractors and long-stay visitors are welcome (check availability and prices on 01305 766669)

Early morning and late night Condor Ferry passengers are welcome by prior arrangement

Early breakfasts (before 8:30 am) by prior arrangement only, will be limited

(i.e. NO full cooked breakfasts but fruit juices, selection of cereals, preserves, yoghurts may be provided)

If you book a Room-only Special (i.e. skip breakfast) but later change your mind, please give us 48 hours notice

(to buy the food) and make the extra payment at the time of request

Car Parking

There is a large car park within 200 yards, behind the Pavilion Building

- Alternatively, 24-hour scratch card permits can be purchased from Aaran House

- current cost of £7:20 per 24-hour period.

Weymouth Council sets the price for these and may increase the price on short notice.

Miscellaneous

Aaran House was approved to  Quality in Tourism "3 Star" rating from approximately 1994 to 2009.

We are not currently members of the scheme since we believe membership was not cost-effective.

Special Terms and Conditions during 2012 Olympics

The demand for rooms during the 2012 Sailing Olympic period is likely to be very high

The period from 14th July till 11th September includes the International Regatta, The Olympics and The Paralympics.

To avoid disappointment, we suggest early booking and to check your travel arrangements well in advance

Because of these factors, we have added special terms and conditions in addition to all the above (which still apply)

In particular, the cancellation policy differs considerably from normal terms and conditions (paragraph above)

We believe many accommodation providers plan to protect their business with similar conditions for this period

Minimum deposit will be £100 for any bookings made during the above period - non refundable

Cancellations with less than 42 days notice - Forfeit deposit plus 25% of the balance

Cancellations with less than 28 days notice - Forfeit deposit plus 50% of the balance

Cancellations with less than 14 days notice - Forfeit deposit plus 75% of the balance 

Cancellations with less than 7 days notice - Full booking price will be charged.

No booking will be accepted for this period without a valid credit card and full details being given

Room supplements for single occupancy will not apply - the price is per room without reductions

Note: This paragraph contains special terms and conditions which only apply from 14th July to 11th September 2012

These special terms and conditions override any additional terms imposed by third parties as a result of booking online

We reiterate that bookings made must be by a responsible person with authority to make the booking for themselves or acting on behalf of others
